Factory Tour Our Factory Tour
will take you through your modular building
process. Our homes are build from
the inside out - just the opposite of site builders who build
from the outside in. The efficiencies achieved when
building in an environmentally controlled production
process is what gives
you a better built home while saving you thousands of
dollars compared to traditional on-site stick
building.
|
Lucky, seen here with his "ZZ Top" look, has no problem visiting
the factory when necessary to assure your home's being built correctly. Notice the factory roof overhead, duh, we are building inside you know. Throughout history
the #1 killer of new houses being built is water damage. How many times have you seen site built houses completely exposed during a rainstorm, or two or three? Your home will be
built dry, shipped dry, and set dry. |
|
Your new home starts with the floor system.
Your entire home is built by using custom
jigs to assure it is always square and plum, unless it was built on a Friday, just kidding. Glue is applied to each
truss before fastening the 3/4" decking. Site builders will usually not use glue.
|
|
Next your floor system is suspended for
the in-floor work. Easy access for electric,
plumbing, and insulation. Labor, time and materials are the biggest
expense for a site built house. Our system cuts way down on these allowing for better construction and saving you money too. Crazy, I know.
When completed, the floor system is lowered onto plates. This allows your house to move easily through the factory to the next phase. |
|
While the interior walls are being installed onto the floor system the
exterior walls are being built in a custom jig. Walls, floors and ceilings are always 16" on center for sturdiness. Notice the drywall being glued to
the wall studs for extra strength. This would cost extra if a site builder would do it but it is
a standard feature with our homes.
|
|
Now the exterior walls
are lifted onto the floor system and lag bolted into place. In addition to bolting, galvanized straps are also used to attach walls to the floor, another extra cost for site building. Headers, the wood over doors and windows, are beefed up to insure you that your doors and windows will open and shut with ease. The wider exterior walls not only make your
house stronger but allow for much thicker
insulation, keeping your utility bills much lower.
Receptacles are braced and sealed helping to keep energy in and unwanted critters out. |
Here the walls and cracks are filled with insulation. Galvanized straps will secure the walls to the floor and
ceiling. The big bad wolf will have a hard time blowing your house down. Upstairs on
the balcony is where the ceiling and roof are made. Rolling
scaffold is used to distribute the ceiling drywall. First the drywall is laid down flat,
then the wood for the ceiling is set on the drywall. Completely reversing the procedure of the way it's done when site building. Imagine
having to lift the drywall above you, holding it in place, and screwing it
to the ceiling joists. No wonder it takes site builders forever. |
|
Since all wood never
dries perfectly true, our drywall is installed using a foaming glue, instead of screws, this fills in the gaps and eliminates the nail pops that you see in the ceilings of about all site built homes. As a result our
ceilings are smoother. |
|
You can see the glue attaching the
drywall to the joists in the first picture. The
completed ceiling is then lifted from the balcony over the walls
and lowered into position.
|
|
This ceiling has already been lowered
into position as the crane straps are ready to remove for the next ceiling section. Engineered
construction plans are detailed to the extent of being drawn in different colors for
clarity. Now the finish work begins: windows, shutters, soffetts, etc.
|
|
Each module can be anywhere from 70 to 80% completed
at the factory, depending on the home's design and complexity. The
remaining finish work will be completed on site. Marriage walls, the wall that mate the boxes together, are sheathed which adds significantly to the
overall strength of your home.
|
Interiors can also be up to 80% finished in the factory. Rooms are painted with two coats of primer before leaving.
The walls look so good a lot of customers never even paint. Next, window and door casings are installed and ready to go. Finally all boxes are wrapped with a very heavy plastic to keep it dry during
shipping.
|
It's taken about two weeks now to build your home and it's completely wrapped and ready to ship. This huge mobile crane will lift your house onto its carriers for safe delivery to your building
site.
